Proposed Townhome Construction Draws Concerns

Bridges residents will meet with the developer June 19. What do you think of the project?

A developer’s plans to build 220 townhomes and a clubhouse just outside Westchase have raised some concerns in the community.

Citing worry about the lake behind Stonebridge and Sturbridge, a possible increase in traffic and the potential for flooding, Bridges voting member Cynde Mercer has set a meeting with developers, according to the World of Westchase.

The project involves about 85 acres off Sheldon Road near Westchase.

Mercer told Westchase Patch that concerns about the project vary from neighborhood to neighborhood. In an email she spelled them out as follows:

For Stonebridge and Sturbridge

  • Continuation of easement for lakefront protecting our waterfront view
  • Use of lake which may interrupt our quiet enjoyment of the lake we back up to
  • Flooding potential from redeveloped parcel affecting homes on north end of Bayboro Bridge Drive
  • Environmental impact on lake and conservation areas that will affect protected wildlife already nesting and living there

For Bridges and Tree Tops

  • Increased traffic on Montague Street due to drop-off and pick-up at Davidsen Middle School

For Westchase and surrounding area

  • Increased traffic and poor traffic pattern north and south of new entrance on Sheldon Road requiring in-out U-turns
  • Increased traffic and more U-turns in front of Westchase Elementary

The meeting between residents and the developer takes place June 19 at 7 p.m. at the Westchase Swim and Tennis Center, 10405 Countryway Blvd. Hillsborough County’s Zoning Hearing Master will take up the developer’s request for a zoning change on the property during a 6 p.m. June 24 meeting at County Center, 601 E. Kennedy Blvd.

The project is being developed by Thomas Holdings, LLC, World of Westchase reports.  M/I Homes would handle the construction.
